· Project description with photos · Project appraisal · Status and terms of acquisition, construction loan and funding bank · Current market data/absorption/comparable sales · Resume of development, management and construction entities · Past and current projects · Site plans, grading plans, improvement plans · Phase 1 · Soils report · Status of tentative map or final map · Conditions of approval · Schedule of construction and completion · Preliminary title report · Property purchase agreement (if purchase not yet closed) · DRE white report (when available) · Corporate .project financial statements as of current date, including all relevant entities · Corporate/project bank statements for the most recent three months, including the main accounts for all relevant entities · Previous year-end financials (balance sheet and P&L) for all relevant entities, plus recent balance sheet and P&L (can be un-audited) · Corporate tax returns for the past two years · Personal financial statements for the company’s president/principal with the most current (previous year’s) tax return · Signed credit authorization form for principal(s) or recent (within 90 days) copy of credit report (can be consumer generated) · Schedule report costs in a format that will be consistent with the monthly reports to investors · Profit analysis or project/financial projections/cash flow in a format that will be consistent with the monthly reports to investors · Statement of projected cash flow for twelve months (current month plus next 11 months) · Details of financing, including current mortgage statements if outstanding loans · Bank references and credit references · Fund control contract (when available) · Copies of appropriate corporate or LLC documents (articles of incorporation/formation, bylaws or opening agreement, resolution to borrow) · Construction contract between owner and general contractor, including contractor’s license number · Insurance certificate (stand alone project policy) or binding letter |
